Every project starts with the site. Light, climate, neighbours, regulations — we read them all before drawing a single line, because the constraints of a place are also its character. A building that grows out of its context never feels imposed on it.
From that first reading to the building permit and the construction drawings, the process stays in one set of hands. We coordinate the structural and mechanical engineers, handle the planning authorities, and resolve the design down to the junctions and materials — so what gets built is what was drawn.
What we are after is simple to say and hard to do: calm volumes, honest materials, and plans that work as well as they read. Architecture made for the Cypriot light, and made to last well beyond its first photographs.
Scope of work
From first sketch to handover.
Feasibility & site analysis
Reading the plot before committing to it — zoning, building factors, orientation and what the brief can realistically become.
Concept design
Volumes, light and circulation tested against the site until one clear direction remains — presented in plans, models and views.
Planning & permits
Preparing and submitting the applications, and handling the dialogue with the authorities until approval.
Construction documentation
Drawings, details and specifications precise enough to be priced fairly and built faithfully.
Tender & contractor selection
Support in comparing offers on equal terms, so the decision is made on substance rather than headline price.
Site observation
Staying with the project through construction, protecting the design intent until the last detail matches the first sketch.
